About Passflat
We're making renting in Poland transparent, fair, and community-driven.
Renting in Poland is broken
Tenants lose deposits when they need to move before the lease ends. There's no easy way to find a replacement — so you either pay a penalty or lose months of rent.
Utility costs are hidden until you sign the lease. You find out about real monthly expenses after moving in — and by then it's too late.
Agency fees are steep, and foreigners face an even bigger information gap when searching for apartments.
A complete rental toolkit built by the community
Lease Takeovers
Find a replacement and keep your deposit. Take over someone's lease and skip the agency fee. Lease assignment is a standard legal instrument in Poland — we make it easy.
Roommate Search
Find a compatible roommate or fill a vacant room. Specify preferences, room type, and per-person costs — so both sides know what to expect.
Temporary Sublet
Sublet your apartment for a fixed period while you're away. Set exact dates, total price, and house rules — all in one listing.
Cost Transparency
Community-sourced real utility costs. Know exactly what you'll pay for electricity, gas, heating, and water — including periodic recalculations shown as a monthly equivalent — before you sign.
Built by renters, for renters
We're a small team of engineers and designers based in Warsaw. We rent here ourselves and know the pain firsthand — lost deposits, surprise utility bills, and a frustratingly opaque rental market. We built Passflat in 2024 because we needed it ourselves.
Between us we've moved apartments 10+ times across Warsaw, dealt with agencies on both sides, and navigated the cesja process as both tenants and landlords. That experience shapes every feature we build.
Platform rules
No hidden information
We show real numbers — even when they make the market uncomfortable. Every listing includes a full cost breakdown before you contact anyone.
Your data belongs to you
Every cost report stays anonymous, and we never sell it to third parties. Cost data isn't hidden behind a hard paywall — contributing one report of your own unlocks the whole database for free.
Open by default
Listings are fully open — no registration, no premium tiers. Community cost data is unlocked by contributing one report of your own (or optional time-limited access), so the database keeps growing for everyone.
Tenants first
We don't work with agencies and we don't sell your data. Every product decision is made from the tenant's perspective.
Starting in Warsaw. Expanding across Europe.
Warsaw is our first market, but the architecture supports multiple cities and countries from day one. Kraków, Wrocław, and other European cities are on our roadmap.
